Your Rights

Any homeowner who accepted a title to a home within the Wind Ridge tract automatically becomes a member of the HOA. Your membership in the Association is mandatory and it comes with both rights and also obligations. Members are encouraged to participate in the voting process for the Directorships on the Board of Directors. Members may also serve on the Board of Directors and/or various committees or they may simply participate as a member in expressing concerns and providing input. HOA member obligations include abiding by the HOA regulations described in our CC&Rs and also paying the annual HOA assessment on time.

 

OUR ANNUAL ASSESSMENT

Our annual assessment supports our area. The assessment is billed in December of each year and due in January. Each member is obligated to pay the annual assessment to the Wind Ridge Homeowners Association. These funds are primarily used for the upkeep and appearance of our area. The assessment is collected by our HOA management company. The pie chart at left illustrates the typical allocation of these funds. About two thirds of your assessment goes for capital improvements, repairs, utilities, landscaping and Irrigation.

 

OUR DEED RESTRICTIONS

The recorded deed restrictions (CC&Rs) provide reasonable rules and restrictions for each HOA member to follow in maintaining their property. Our management company makes routine inspections to verify everyone's compliance with the deed restrictions. Homeowners should be familiar with the deed restrictions which were provided when they purchased their home and can also be found on the "Documents" page. The association deed restrictions supplement and in many cases provide more restrictive enforcement provisions than the existing Dallas City Code.
